  • Michael Humphrey- President

    Michael has been a fixture in the Construction industry for the better part of ½ century. More specifically, he has been at the forefront of self-storage development since 1998. He has designed steel connections and utilized direct steel purchasing for the pre-engineered buildings used exclusively by the self-storage industry. Additionally, he has created a lightweight, roll-up door (patent pending) for use in the industry. Michael is recognized as one of the most experienced developers of self-storage. Throughout his career, he has participated in the development of both private and commercial projects across the country, achieving equal success.

  • Grady Humphrey- Director of Development

    Grady has spent over 20 years in the construction and real estate development industries. His educational background is a testament to his commitment to excellence in the real estate industry. He holds a Master of Professional Studies in Real Estate Development Finance from Georgetown University and A Bachelor of Science in Construction Management Engineering Technology from Farmingdale State University. His experience in the construction industry includes concrete superstructure projects and managing a portfolio of 24 projects in the self-storage industry, overseeing development and construction.

  • HaiFeng Guo- Controller

    Hai’s experience in both accounting and finance throughout her career in various sectors of the construction industry has allowed her to develop her skill level in producing accurate financial statements, as well as developing and maintaining financial accounting systems for cash management, accounts receivable and payable, credit controls, and reconciliations. Hai’s broad range of experience, from subcontractor supply houses to manufacturing and servicing groups, as well as the real estate industry, has made Hai an asset to the Harbor team.

  • Philip Lepine- Director of Construction

    Phil brings over two decades of expertise in construction management, estimating, and development within the New York Metro area. His educational foundation in Construction Management – Engineering comes from Farmingdale State University. Phil's work experience as Director of Estimating and Purchasing at SNL Construction, where he managed the construction of 22 commercial storage facilities valued between $10 million and $30 million, further equips him to lead complex projects. As Director of Construction at Harbor, Philip oversees project planning, budget management, and the execution of commercial real estate developments across the US, ensuring projects meet the highest standards of quality and efficiency.


  • Nick Burns- Director of Acquisitions

    Nick leads acquisition efforts for Harbor Development, including site sourcing, market evaluation, due diligence, and development analysis for new self-storage opportunities. Prior to joining Harbor, he spent seven years with SNL Development, where he was instrumental in the acquisition of 24 self-storage development properties.

    Before transitioning into development, he built a successful career in commercial real estate investment sales with Cushman & Wakefield, Massey Knakal Realty Services, and Marcus & Millichap, where he brought over $500 million in commercial property listings to market. He holds the Certified Commercial Investment Member (CCIM) designation and earned a Bachelor of Business Administration from Pace University.

  • Dylan Pettit- Construction Manager

    Dylan is a seasoned Construction Superintendent, licensed by the NYCDOB, with nearly two decades of specialized experience leading the ground-up construction of multimillion-dollar self-storage facilities. In his roles as a superintendent, he has overseen all aspects of site operations, managed numerous subcontractors, and coordinated all trades to ensure project success.

    His track record includes delivering a wide range of high-profile projects, from 7,500 sq. ft. buildings to a large-scale 280,000 sq. ft. art storage facility in Long Island City, NY. Dylan consistently completed these complex projects within tight timelines and budgets. This hands-on field experience is further supported by his early career, during which he drafted blueprints for storage facilities across the U.S.
